This is a truly exceptional property. It combines the charm of a traditional stone Provençal house with the comfort of a contemporary villa. The garden is a delight: it is beautifully landscaped and has palm trees, Mediterranean plants and lawns. The large free-form private swimming pool is gated for child safety and it has wide steps for easy access into the water and loungers for relaxing by the pool. There is a very attractive south-facing covered terrace with barbecue and garden furniture for outdoor dining and from here the superb views extend over the garden towards the hilltop village of Mougins and on to the sea. The property is fully enclosed with parking for three cars.
The interior is very light and inviting; it is comfortably furnished with style and good taste throughout.

Accommodation
Most of the accommodation is on the ground floor. There is a spacious living room with comfortable seating, an attractive fireplace and dining area with large table. Above this room is a gallery with another sitting area with books, satellite television, DVD and CD player. The living room opens onto the covered terrace for outdoor dining. The kitchen is modern and well equipped with 4-ring hob, oven, microwave, dishwasher, washing machine, toaster and electric kettle. There are three bedrooms and two bathrooms on this floor. Two of the bedrooms have a king-size bed which may be separated into twins of 90cm, and one of these rooms has an air conditioning unit. The third bedroom has twin beds. Each of the bathrooms has a bath, shower and W.C.
On the first floor there is one bedroom with a double bed, 140cm, and a shower room and W.C. A cot and high chair are available and there are also stairgates.

Situation
The property is situated on an exclusive private domaine of luxury villas just a few minutes drive from the picturesque village of Mougins world famous for its gastronomy. In fact there are also four excellent restaurants and a boulangerie within walking distance. The nearest supermarket and other food shops are about a 5-minute drive, and there are several golf courses within a ten to twenty-minute drive.
Mougins is in the heart of the Côte d’Azur and the villa is conveniently situated with easy access to sophisticated resorts such as Antibes, Juan-les-Pins and Cannes. The nearest beach is at Cannes about 7km away. From Cannes there are boat trips (15 minutes) to the beautiful Iles de Lérins. Nice airport is about 25 minutes drive. It is an easy drive to Saint Tropez, Monaco and into Italy but the coast can easily be explored by train.
Linen and terms
Electricity is included. Bed linen and bathroom towels are available, EUR 12.50 per person per week. Final clean EUR 140 (compulsory). Refundable damage deposit EUR 700.
