A superb Provence house situated on a wooded hillside about 2k from the picturesque medieval village of Mougins with its ancient houses and narrow streets. In a secluded position, the last property at the top of a winding country lane with a beautiful, private garden and lovely views.
The property offers a high standard of
comfort and is tastefully furnished. The accommodation is spacious and the house
has been designed to make the most of the Mediterranean climate having French
windows leading onto a large shaded terrace for outdoor meals. All the
windows have anti-mosquito screens and there is air conditioning in all the
bedrooms.
Ground floor: Attractively furnished living room which has a wonderful light,
airy atmosphere with a large television with one or two English channels, WiFi
video and CD. Separate dining room. Well-equipped kitchen with dishwasher,
fridge-freezer, microwave, built in electric oven and gas hob. Washing
machine in basement. Separate WC.
First floor: From the sitting room, a spiral staircase leads to the first
floor. Double bedroom (160cm) with en suite bathroom with bath, hand-held
shower, bidet and basin. Shower room and WC. From the hall another staircase
(open on one side) leads up to two bedrooms. Twin bedroom (can be made up as
double) with a washbasin and bidet. Small double bedroom (140cm). Shower room
and WC.
Outside: Beautiful
private garden with lovely views and several places to sit out among the
olive trees. Pool (10 x 4m) fenced, large pool house with built-in BBQ and
garden furniture. Part of the garden is terraced and care is needed on some
of the steps.
Notes: Although
there are beds for six, the owner prefers to let to a maximum of five people.

The house is conveniently situated in the country, to the north of Mougins, a superb hill top village lively in the evening with open air restaurants on the village square, irresistible to lovers of good food and wine. but with easy access to Antibes, Juan les Pins and Cannes. There is a boulangerie and a supermarket about 1.2k and the nearest restaurant is about 2k. There is a little market with local produce and bread every morning about 800m. The beaches and the famous Croisette at Cannes and the other sophisticated resorts of the Côte d'Azur are easily accessible. The centre of Cannes is about 10k and the beach is also 10k. Nice airport is about 25 minutes drive. There are four golf courses in the area, one about 1k away.

"The house had everything we needed and was well furnished in a traditional style which we liked. Great position for exploring the Cote d'Azur, yet on its own for peace and tranquillity. Easy access to Mougins and the local supermarket, pharmacy, bakery, etc. Carrefour at Mougins has pretty much everything required for catering, including fresh fish, bread, salads etc. The bakery at the bottom of the drive makes bread, pastries and cakes on site in a wood burning oven. The pool was fantastic. We very much appreciate the private villa selection and personal touch that you are able to offer - it makes for a most enjoyable week in appreciated surroundings."

"It was very nice to have the canal near the house. We ran every morning and it is the first time we have been able to run in the South of France as normally the area is too hilly in the heat. The house was also very well located for access to local villages and towns and shopping. The outside kitchen was lovely and we made the most of everything. The local restaurants in Mougins are generally very nice but we cooked ourselves most of the time. The local produce is so good it is a shame not to make the most of it.
We would love to return to this property. We really enjoyed it very much. "

"Mougins is a great area - easily accessible from Nice and so much to do and see locally, not to mention lovely restaurants in the old town. The garden of this house is especially nice with the terraces and the old olive trees. The barbecue area with separate sitting room was great too. "

"The location is excellent for us because it is quiet and it is perfect for running. Many locations in S France are not good for running unless you are at the sea front due to the steep gradients. Being situated on the canal is perfect for running, walking and cycling.
The property is perfectly situated between the lovely towns of Mougin and Mouan Sartoux with very close proximity to the old village of Mougin. There is a myriad of restaurants to chose from and there are many local villaeges and towns within easy reach. Grasse is a lovely place to visit. The location also benefits from the proximity of the local boulangerie, however walking to any of the resaurants or the boulangerie is not really a viable option due to the proximity of the property at the top of a VERY STEEP private road which is approximately .75 of a mile. Taxi services in France are very expensive and not easy to get hold of. One person has to refrain from drinking in order to drive to any restaurants.
We discovered this on our first trip but the good outweighed the negative and so we have returned several times"

"We have visited this villa many times and still enjoy its ambience. This villa is in a lovely setting with good views, very quiet and secluded away from the hustle and bustle. It has everything you could ask of a holiday villa. The photos in the brochure do not do this villa the justice it deserves. Although access to the villa is via steep steps up to the property this adds to its character set within olive trees, well maintained garden and terraces with a flowing stream below the balcony. Ideal for couples or with older children. "
