This pretty Provençal house has the most magnificent views of the surrounding countryside, hills and towards the sea in the distance. It is on a south-west facing hillside and has an enclosed terraced garden, 1800m², with Mediterranean plants and olive trees. There are also wonderful views from the swimming pool. The pool is fitted with a security alarm. The property has two lovely places for outdoor dining: on the balcony outside the sitting room, and in the garden in a shady “tonnelle”. There is a gas barbecue and some loungers and mattresses for soaking up the sun or the shade. There is parking in the driveway.
Inside, the house has the old-fashioned charm and character of an older property. It is comfortably furnished and has a light and cheerful atmosphere.

Accommodation
On the main floor, there is a living room with sofa and armchairs, a television, dining area and French windows opening onto the balcony. The kitchen is separate; it is well equipped with a 5-ring hob, oven, microwave oven, dishwasher, fridge-freezer, toaster and electric kettle. Bedroom one is on this level and has a double bed, 140cm. This room also opens on to a balcony. There is a bathroom with a bath, hand-held shower, bidet and separate W.C.
On the lower floor, there is a bedroom with a double bed, 140cm, and another bedroom which has a double bed and a single bed. There is also a shower room and a separate W.C. Both downstairs bedrooms have direct access to the garden. There is a laundry room with washing machine on this level.

Situation
The house is about 500m from the picturesque old village of Speracedes which has a good restaurant, a boulangerie and a grocer. There is a supermarket a couple of minutes drive away and more shops in nearby Peymeinade, and some nice restaurants in Cabris, 2.5km. It is 10km from Grasse; a larger town with a good choice of shops and supermarkets. The coast is about 25km and the nearest sandy beaches are at Mandelieu-la-Napoule, Cannes and Antibes. There is now an excellent rail link which runs from Grasse to Cannes and along the coast. (There is free parking at Grasse station and the trains run frequently until late at night). In the other direction, the beaches at Fréjus, Les Issambres and St Raphael are an easy trip, about 45 minutes drive. The property is very well situated for touring both inland and along the coast: the dramatic scenery of the Verdon gorges and the Loup gorges are well worth a trip; the Lac de Saint Cassien, which is excellent for water sports, is about 10km; there are many attractive perched villages nearby such as Cabris, Montauroux and Fayence. There really is something for everyone in the immediate area: perfume museums 8km, tennis 5km, golf 5km, miles of marked paths for walkers, local markets in the neighbouring villages and world class art galleries in the nearby towns such as Nice and St Paul de Vence. Nice airport is about 40 km.
Linen and terms
Bed linen and indoor towels are provided. Refundable damage deposit EUR 300 cash. Electricity is extra, and is read on the meter, EUR 0.15 per kWh. Final clean EUR 80 compulsory.
