This beautiful Provençal house is situated near the village of Roquefort-les-Pins, between Nice and Grasse. The property is on a hillside and has superb views of the surrounding countryside. It stands in 6000m² of land, most of which is not cultivated as it is on a slope, but it ensures privacy and seclusion. There are capacious terraces around the house for outdoor dining and for relaxing by the superb infinity pool. The pool has a security alarm and there are wide steps for easy access. There is plenty of parking space within the property. There is also a ping-pong table. The property was newly built in 2006 and it is well-equipped and comfortably furnished in quality antique furniture. It would be an ideal choice for two families sharing as the living accommodation is very spacious indeed. |

Accommodation
On the ground floor there is a very large open-plan living room, 100m², with satellite television, DVD, video and CD player, Wi-Fi, comfortable seating, dining area, open fireplace, and French windows opening onto the terrace. The kitchen is separated from the dining area by a counter bar. It is well-equipped and has a dishwasher, washing machine, fridge, freezer, 4-ring hob, oven, microwave and electric kettle. There is a very large bedroom with a wide double bed, 160cm. This room has an en suite shower and W.C. A second bedroom also has a wide double bed, 160cm and an en suite bathroom with bath and W.C. Also on the ground floor is a small study which has a single bed. There is a downstairs W.C. On the first floor there is a bedroom with a double bed, 140cm, and a mezzanine platform with a double mattress. Another bedroom has an antique single bed, 110cm, and this room also has a mezzanine platform with a double mattress. There is a shower room and a W.C. on the landing. A cot and high chair are available upon request.

Situation
The house is about 3km from the centre of Roquefort-les-Pins which has a boulangerie, a supermarket and some good local shops. There is a superb restaurant, the Auberge du Colombier, and a couple of more everyday cafés. There are many activities in this area: tennis, horse riding and hiking on marked trails in the pine forests, 3 golf courses within a 20 minute drive. The coast is only a short drive: 8km to Cagnes-sur-Mer and Villeneuve Loubet, great for water sports (you can hire sailboards, jet skis, sea scooters, dinghies and canoes), and 15km to the superb sandy beaches of Antibes and Juan-les-Pins. Villeneuve Loubet is awarded 'Kid Station' status in France, it is an exceptionally family friendly seaside resort reputed for its excellent facilities for children. A bit further along the coast, 17km, is the glamorous resort of Cannes with its famous seafront, La Croisette, and its wonderful daily market of local produce the Marché Forville. The picturesque village of Valbonne is about 5km; this is a lovely old village which has a lively square with cafés, restaurants and boutiques. Roquefort-les-Pins is about 12km from Grasse, world famous for its perfumeries; the old part of the town is very interesting and full of picturesque winding streets with 17th century buildings and hidden squares with cafés and fountains. Grasse has an excellent rail link to the coast making it a pleasure to explore the area using public transport. Mougins is another pretty village about 10km; it is renowned for its excellent restaurants. Nice airport is about 20km.
Linen and terms
Linen is provided except for pool towels. Refundable damage deposit EUR 600. Electricity is included. Final clean EUR 100 compulsory.
